Weston Florida Real Estate Market ConditionsAs a local Realtor, I keep up-to-date on Weston Florida real estate market conditions.  This series of reports can also help you whether you’re thinking of buying or selling a home.

There were 75 single family homes in Weston FL that sold and closed during the month of June 2011 with an average of 98 days on the market (and a median of 48 DOM).  The median is where half were on the market for longer and half for less.  The average sale price of these Weston homes was $505,816 while the median sale price was $408,500.  Sellers received an average of 94.88% of the amount their home was listed for.  The most popular price range was $450,000-$499,999 with 13 home sales, though the next most popular price ranges with 10 sales in each $50K increment was $300,000-$399,999.

The month of June 2011 also included the sale of 35 condos, villas and townhouses in Weston, Florida, with an average of 59 days on market (and a median of 28 DOM).  The number of days on market (DOM) is the length of time between when a listing is new on the market and when an offer is accepted.  The average sale price of the townhomes, villas and condos that sold was $128,266 while the median sale price was $115,000.  These home sellers received an average of 96.09% of their asking price.  The most popular price range was $100,000-$149,999 with 14 sales and the second most popular price range was $50,000-$99,999 with 9 sales.
